Most homeowners of Rancho del Sol are members of the Homeowners Association and subject to its rules and regulations. The remaining homeowners participate in funding of road maintenance through a Road Agreement. This is an arrangement associated with the title to the properties. Those homeowners are allowed, and encouraged, to participate in HOA events and serve on the Board and committees.

Thelander Management Company - HOA Mgmt

The Thelander Management Company provides both administrative and advisory services to our HOA. In practice this means they assist in preparation and running of our HOA meetings, insuring we meet all the state regulations around HOAs. They also prepare our budget, maintain our accounting books and records, and do our assessment billing and collection. They advise us on our documents and their retention, on our required budget reserves and funding responsibilities, and on general repair methods and resources. They also help us insure we have enough reserves to manage and maintain our assets which include our roads, drains, gates, and intercom systems.

Thelander Management will bill each homeowner on a quarterly basis for dues and road agreement payments; payments may be mailed or made on their website. Automated payments may be arranged via the website.

Documents

Legal documents of the HOA are held securely by Thelander Management. These include Board Meeting minutes, the current year Budget, articles of incorporation, Covenants, Conditions and Restrictions (CCRs) and The Road Agreement. All these documents and more can be accessed at the Thelander Website. You will need your to create a login and password.
